HELP!! CAN'T SEEM TO SELL HOUSE

AFTER EX WALKED OUT I WENT THROUGH A ROUGH PATCH..........AND BOUGHT A HOUSE NEAR MY FRIEND (GOD KNOWS WHY!) IT IS ON A COUNCIL ESTATE. I NEVER MOVED IN CAUSE TO BE HONEST I DIDN'T LIKE THE TOWN OR SCHOOLS (LESSON LEARNED!!) ITS BEEN EMPTY FOR A WHILE AND THE TEENAGERS ON THE ESTATE ARE NOW USING IT TO PARTY! HENCE ITS NOT SELLING! MY IDEA NOW IS TO RENT IT OUT INSTEAD, THAT WAY SOMEONE WILL LOOK AFTER IT AND IT KEEPS AWAY TROUBLE. IS IT POSSIBLE TO SELL A HOUSE TO AN INVESTOR WITH A TENANT IN IT? HOW MUCH WOULD I ACTUALLY LOOSE IF I PUT IT INTO AUCTION? THERE MUST BE SUM WAY OF GETTING RID OF IT, MY FRIEND SAID I SHOULD RE MORTGAGE IT AND KEEP RENTING IT OUT, THEN BUY MY OWN TO LIVE IN?
ANY ADVICE WELCOME Confused

not a big expert but hope this little helps
1 - you can sell a house with a tenant in, but you have to make sure the house is in a nice condition and have lots of legal requirements you must meet, but saying that if the work is only a case of a lick of paint, and the area has good rental potential then this is probably your best bet and more likely to be what i would do, then you can either sell as an investment through your estate agent, or keep it and hopefully earn a profit off it
2 - an auction will almost certainly get you the sale but you have to give a percentage to the auctioneers and people usually go there for a bargain so unless your house is in an area where prices have gone through the roof its not so likely you would get all your money back

council estates are becoming very popular now where people are buying their homes, and it usually means you get a solid well built property - but without knowing what the area is like it is a little difficult to give better advice

thanks for the reply,

at the moment the house is not selling cause its vacant and the local teenagers are trashing it. Angry
i spoke to the estate agent and it is now up for rent, so keep fingers crossed and i should get a tenant soon. ( which will keep away the teenagers too, hopefully). i also told them dss is ok as long as they pay the bond of 1. 5 months rent in advance. i'll keep it rented out , and see what happens. its a lovely house, very modern, big garage and add. attic room so renting shouldn't be a problem, if i get a longterm tenant i might even re mortage it and buy my own.........who knows. if all else fails i will have to accept my losses and auction it off. Cry

which is a simple guide
and it would be worth checking out who your local auctioneers are and meet with a few of them, possibly the estate agent you are already using, but these lot are quite good and a good sized company, but may not be in the right area (although i have never sold through them so don't take this as a recommendation!)
