We are in the process of selling our property and have just found out that a completion certificate was not issued for our garage conversion. We had our garage converted into a bedroom and walk-in shower in 1999, this was paid for with a disabled grant from our council. Although the council paid for the work and oversore the work they are saying it was not down to them to issue a completion certificate. We have had the buildings regs down and he has pointed out what is not to building regs, 1. the opening on the window is not wide enough by an inch and 2. the joists in the ceiling are spaced too far apart - about 20inches. If our buyers say we must put this right is there an easy way of solving the joists problem without taking the roof off. The council have given us a letter saying that the work was inspected several times.
