Loft Conversion

We are thinking of doing a loft conversion. Do you always need planning permission from the council?

hi my name is richard and i do all types of construction including lofts answer no only if you intend to use it for living
no storage

i believe u need to have planning permission as if u go to sell the property with a loft conversion and no permission now it makes life very hard. But any reputable building / survery will go through all this when quoting, and if u get a good company then they will draw up your draws and apply for the permision for you and do it all together.

Is there any way to make selling house with loft conversion but no permission easier.

If you don't want to spend any more cash then you should be able to sell your property but the loft conversion would not be classed as a livable space. We bought our property with 'attic space' and have since brought it to code. We did not need planning permission due to fact that we had velux windows and not dormers (so there was no alteration to the roof shape) and the loft conversion was within the 'permitted development' for extending the property - this depends upon your property's sq footage and if you have already extended. However, we did have to comply to building regs and fees were involved there. If you get in touch with your council's building regs dept they should send you a booklet which may help! Confused

Loft room is not marketed as liveable space but as storage. Loft space only has velux windows and there are no other extensions. What were the fees? Did you need to make many changes to comply with building regs?

for a attic room to conforn to building regs to be called part of the habbitable area a few things are essential....floor support joists to be at least 7x2", 6ft 6" head clearance, windows that open past 90 degs, an adequate fire escape route, with building code access, a flight of stairs with the standard going, riser dimensions and head clearance, the days of narrow stairs and a cheap velux have long gone im affraid...these are just a few quidelines you can either check for yourself or get a quote for b4 paying for covenance.
